Seller's Start Your List!

Today is a snow day so what better task to take on than to make a list! It's a nice organizational task that can easily be completed from the comfort of your home, perhaps curled up on the couch in front of a lovely fire in the fireplace. If you are thinking of selling your home, I suggest you make a list of items that a new home owner would want. Then gather up everthing on the list so you will have them on hand for prospective buyers to review. Don't worry if you don't have everything on the list. It's just a suggestion of where to start first.
  • Remote controls (garage door opener, ceiling fan, fireplace).
  • Extra sets of house keys.
  • Fireplace gas key.
  • Owner’s manuals and warranties for appliances left in the house (security system, garage door opener, etc.).
  • A copy of any other warranties from the builder, piering/structural repairs,  home warranty company, etc.
  • A list of your local service providers (utility companies, dry cleaner, yard service, roofer, plumber, etc.)
  • A list of utility bills for the previous 12 months.
  • A copy of current service contracts such as pest/termite control, security, etc.
  • A copy of the covenants for your Home Owner's Association (HOA) and the most recent newsletter, HOA schedule of activities such as easter egg hunt, HOA contact information and directory.
  • Code to the security alarm and phone number of the monitoring service.
  • Photos of the home. Great way to show home improvements before and after, and landscaping in different seasons.
  • A copy of your mortgage survey.
  • A copy of your floor plan.
Ok, a list isn't really the first thing you should do when thinking about selling your home. Remember to call me first!
